Thanks for your interest in renting one of our rental units. Please note that every occupant over the age of 18 must complete their own copy of this rental application form. This includes spouse, wife, husband, roommate etc. Make sure to fully complete the form including two pieces of ID such as Driver’s License, Passport, Health Card with picture; proof of income such as pay stubs, letter of employment, etc.

Cosigner (when cosigner needed) also needs to submit a copy of this rental application form indicating (I am cosigner for FIRST and LAST NAME and not moving in) in Addtional information box at the end of this rental application form.

I hereby apply for rental [lease] of the residential premises indicated on this application form. I give the landlord [landlord's agent, representative, property management] permission to check my credit history, references and other relevant investigation to determine my residential rental history, court, financial history and my ability to pay rent and maintain the rental unit and rental premises. I agree that credit reporting services, banks, court, tribunals, employers, and personal references to disclose any pertinent information about me.
I clearly understand and agree that this is an application to rent [lease] and in no way includes an agreement between landlord and tenant to rent [lease]. I understand and agree that a tenancy agreement or lease will be entered into at the discretion of the landlord.
In the event that the landlord accepts my/our application I understand that full payment of first and last month's rent is required prior to the key of said rental unit [rental premises] be delivered to me [us].
I further understand and agree that in the event that the landlord accepts my/our application, once the landlord accepts, a binding offer to rent [lease] said rental unit [premises] is created and if I/we withdraw or cancel the application any and all deposit paid will not be refunded. Landlord will apply said deposit to re-advertisement cost to find a new tenant, administration cost to process a new tenant's application, and any loss of income as a result of such cancellation and all other expenses incurred.
If accepted, I agree to sign a tenancy agreement.
In the event that the landlord does not accept this [my/our] application, I understand that reasons for refusal may not be divulged but my deposit will be refunded in full.
If tenancy is granted I hereby consent to the Landlord disclosing information about me/us [the applicant(s)] and information about the tenancy, including but not limited to the amount and timing of rent payments, good behaviour, problematic behaviour, any debt outstanding, and reviews of the Landlord’s experience regarding the applicant(s), with Equifax, Landlord Credit Bureau and other reporting agencies, which may then be used in a tenant record, credit report and credit score for the Applicant and shared with other landlords and credit grantors.
